What Is A Manufactured Home Loan?

A manufactured home loan is a type of loan that’s specifically intended to be used to finance a manufactured home, also called a “mobile home.” It’s important to know, though, that these loans are not necessarily available for all “mobile homes.”

For example, if your home is on wheels or you have to pay fees to the DMV, the home may be considered a “vehicle,” and is not eligible for a manufactured home loan. If you need a loan to purchase one of these homes, you may need to apply for a personal loan or a vehicle loan.

Manufactured home loans are usually issued for single and double-wide mobile homes that are at least 540 square feet, located in approved mobile home parks, are on an approved foundation, and are taxed as real estate, rather than a vehicle. This makes them distinct from wheeled vehicles that are also homes.

Manufactured home loans often have strict rules on property age and condition. If you’re buying an older manufactured home, it may not always be eligible for a manufactured home loan. These rules can vary depending on the lender.
