What Is A Manufactured Home Loan?

A manufactured home loan is a type of loan that’s specifically intended to be used to finance a manufactured home, also called a “mobile home.” It’s important to know, though, that these loans are not necessarily available for all “mobile homes.”

For example, if your home is on wheels or you have to pay fees to the DMV, the home may be considered a “vehicle,” and is not eligible for a manufactured home loan. If you need a loan to purchase one of these homes, you may need to apply for a personal loan or a vehicle loan.

Manufactured home loans are usually issued for single and double-wide mobile homes that are at least 540 square feet, located in approved mobile home parks, are on an approved foundation, and are taxed as real estate, rather than a vehicle. This makes them distinct from wheeled vehicles that are also homes.

Manufactured home loans often have strict rules on property age and condition. If you’re buying an older manufactured home, it may not always be eligible for a manufactured home loan. These rules can vary depending on the lender.

How Much Will I Pay For Manufactured Home Loans?

Whether you’re looking for a new manufactured home or you want a manufactured home loan to refinance your current place of residence, you may be wondering what interest rate you can expect to pay for a loan. The answer is “it depends!” The interest rate you can qualify for may depend on the age of the manufactured home, its value, your credit score, your income and a variety of other factors.

At Community West Bank, we offer market-leading home loan interest rates with quick approval.

The Benefits Of Purchasing A Manufactured Home In California

Wondering if a manufactured home in California is right for you? Choosing to purchase a new manufactured home has a variety of advantages. Let’s take a look at these now.

  • Choose from a variety of living areas — If you’re buying a new manufactured home, you’ll be able to choose from a variety of different manufactured home parks throughout California, and find the place that’s right for you and your family.
  • Manufactured homes meet the same codes as site-built homes — Unfortunately, there is a bit of stigma around manufactured homes and their quality. But this is undeserved. In 1976, the U.S. Department of Housing and Urban Development (HUD) began requiring manufactured homes to meet all required code standards for things like HVAC, fire safety, plumbing, electrical systems, structural design, energy efficiency, and more.
